We aim to make life as easy as possible by offering a large proportion of our properties with inclusive rents. So, for selected properties the rent is inclusive of gas, water and electricity. In other words…no additional bills!
We understand that for first years, the first weeks of university are a daunting time, which is why the Student Living team are here for our tenants as much or as little as they require.

Will I be able to view properties in evenings and at weekends ?
Yes, we endeavour to make appointments at your convenience.
I have heard that it is better to house hunt as part of a group; is that correct ?
It helps to be part of a group. Landlords often prefer to let all the rooms in their house in one go. Students often prefer to be with a group they know and have chosen to be part of. Nevertheless, it is not always possible for students to house hunt as part of a group so call us anyway – the chances are we will have a property with a room or two vacant and you could join that household.
What type of contract will I be on ?
Student Living tenancies are Assured Shorthold Tenancies - please contact your local Office for further details.
What happens with household bills such as gas, electricity, water etc ?
In selected properties, the gas and electricity bills are inclusive and are paid by the landlord. In other properties the bills are the tenants responsibility. Please contact your local Office for details as this will vary from Office to Office.
What other fees/deposits are payable prior to tenancy?
An application fee and a damage deposit are required prior to the tenancy. Please contact your local Office for further details as this may vary from Office to Office.
How do I know I’ll get my damage deposit back at the end of the tenancy?
We are a professional agency with a properly designated client account. Your damage deposit is therefore protected. At the commencement of the tenancy you will be issued with a detailed statement of condition and inventory and asked to check and sign it. Once the tenancy has finished we will check the property and subject to their being no damage and no cleaning required, we will endeavour to return your deposit to you as soon as possible.
